Owning here means connecting directly with the water, rather than simply looking at it.
Demand for premium waterfront on Providenciales continues to strengthen, and the supply of it does not. This Silly Creek parcel is the chance to build a private villa or luxury residence in one of the island's most desirable west end settings, on 0.58 acres with over 137 feet of clear turquoise frontage.
The site is not flat, and that is the point. The survey contours run from about two feet at the coastline to twenty five feet at the high ground inside the north west boundary, a rise of roughly one foot in ten. Elevation gives you the view without fighting for it, and it gives a designer room to step a house down toward the water rather than flatten the site to build on it.
137 feet on the water, 108 on the road
This is the parcel as surveyed, redrawn to scale with true north. Bearings and distances are taken from the 2014 site plan by Benchmark Survey Associates, and the traverse closes to within a hundredth of a foot, which gives 0.58 acres and about 25,300 square feet. The shading runs from the low ground at the coastline to the high ground inside the north west boundary.
Press the button below the plan and the site fills up: the buildable envelope with the setbacks taken off, then a main residence, a sixty foot pool and its terrace fitted inside it at true scale. On two levels that is a house of around nine thousand square feet with the water in front of it. This is what the parcel actually carries.

- Main residence footprint
- 4,524 sq ft
- Over two levels

The envelope is drawn with a 60 ft coastal setback, the figure the Turks and Caicos Development Manual gives for ironshore coastline, together with 30 ft from the road boundary and 15 ft from each side. The residence, the pool and the terrace are then fitted inside it at true scale. Indicative only: final setbacks, site coverage and height are set by the Department of Planning, and this is a massing study rather than a design or an approval.

Redrawn to scale from the site plan prepared by Benchmark Survey Associates Ltd, 24 July 2014, at 1 inch to 40 feet. Bearings and distances are as surveyed and close to within one hundredth of a foot. Corner marks A6378, A6377, A6387 and A6386 are as shown on that plan. Ground levels are read from the survey contours. The full topographical map, with every contour, is available on request.
The ground, in section
Read straight off the survey contours, along the line the pool and house would take. The coastline sits at about two feet. The ground climbs steadily to around fifteen feet by the end of the coastal setback, a pool terrace lands naturally at seventeen to eighteen feet, and a knoll at twenty one feet makes an obvious platform for the house. From the ground floor your eye is about twenty six feet up on the survey datum, higher than any ground between the house and the water, so the outlook runs over the terrace and out across the creek. In a hurricane zone, that height above the water is worth having too.
- At the coastline
- 2 ft
- End of setback
- about 15 ft
- Pool terrace
- 17 to 18 ft
- House platform
- 21 ft knoll
- At the road
- about 19.5 ft
Ground levels read from the one foot contours on the 2014 Benchmark survey, along a line from the coastline through the centre of the pool and house in the massing study, and relative to the survey datum. Behind the knoll the ground dips to about 15 feet before rising to the road, shown hatched beneath the house. The house and terrace are indicative massing, not a design.
Out to the Caicos Banks from your own shoreline
Silly Creek gives access toward the Caicos Banks, which turns boating, paddleboarding, kayaking, jet skiing and fishing from day trips into part of the ordinary week. There is also the option to apply for a private dock or launch, for genuinely direct access.
The prevailing trade winds blow from the east, so a west facing creek frontage sits in their lee, which is where you want a boat tied up. That is the difference between waterfront and water view. One of them you look at, the other you step into.

West facing, so the sunset is yours
The site faces west, which means warm afternoon light across the whole parcel and sunsets that linger over the water rather than disappearing behind somebody else's roofline.
Because the ground rises away from the shoreline, the light reaches the back of the lot as well as the water's edge, so the best of the evening is not confined to a strip along the frontage. The sunset photographs in the gallery were taken here.

The character here is already set
Completed luxury homes on either side define what this stretch of Silly Creek is, which removes a great deal of the guesswork from building here. You can see the standard your neighbours have set and the finish the setting carries.
It stays residential and quiet, away from the island's visitor traffic, while Taylor Bay and Sapodilla Bay sit close by for calm, shallow, walk in beaches.

Where the sun goes down, measured
This is a west facing site, and the survey puts a number on it: the shoreline is fixed on a bearing of 099 degrees 08 minutes, with the outlook opening west down the creek. Across the year the sun sets between 245 degrees in December and 295 degrees in June, a fifty degree arc that tracks across the water in front of the parcel. The times move with it, from just after five in November to half past seven in July.
Fifty degrees of sunset
Sunset bearings calculated for this latitude, set against the shoreline bearing taken from the 2014 survey. In June the sun drops at 295 degrees, well to the north of west. At the equinoxes it sets due west. In December it falls back to 245 degrees. For a house that has not been designed yet this is the single most useful number on the page, because it fixes where the terrace, the pool and the evening rooms want to be.

The brief this site writes for you
Before you commission anything, these are the constraints and opportunities a designer will work from. A topographical map and an example villa concept are both available, so you can start the conversation with real material rather than assumptions.
The photographs
Silly Creek, Chalk Sound
On the west end of Providenciales, in the Chalk Sound area. Taylor Bay and Sapodilla Bay are both close by, and the setting stays quiet and residential while the rest of the island remains within easy reach.

Calculated from the asking price and the surveyed figures. Land is worth comparing three ways, because a short wide lot and a long narrow one at the same acreage are not the same asset.
The Turks and Caicos has no annual property tax, no income tax and no capital gains tax, so stamp duty and closing costs are paid once and that is the end of it. Run the full figure for this parcel before you make an offer.

No annual property tax
The Turks and Caicos has no income tax, no capital gains tax and no annual property tax. Stamp duty is paid once, on purchase.
Freehold, registered title
Overseas buyers own outright, with no restriction on foreign ownership. Title is held on the government land registry, and this is Block 60400, Parcel 45.
US dollar economy
The currency is the US dollar and the islands are a British Overseas Territory, with English common law and a well established property market.
Close to home
Providenciales is under two hours from Miami and under four from New York by direct flight. Every scheduled route is mapped in the Air Access Atlas.
Everything you need next
Buying land is the start of the job, not the end of it. These are the independent reference guides I publish for the islands, each one covering a step between here and a finished house, from choosing an architect to pricing the build.
What buyers ask
Can I put in a dock?
A private dock or launch can be applied for, which is one of the main reasons to own on Silly Creek rather than on a beach. It is an application rather than an entitlement, so treat it as something to pursue rather than something that comes with the parcel. I can point you to the right people before you buy.
How big a house can I build here?
Take the setbacks off the surveyed parcel and the buildable envelope comes to about 10,300 square feet. The study on the site plan above fits a main residence of 4,524 square feet inside that, with a sixty foot pool and its terrace in front of it facing the water. Over two levels that is a residence of roughly nine thousand square feet at around eighteen per cent site coverage. It is a massing study rather than a design, and the Department of Planning sets the final setbacks, coverage and height, but it gives you the scale of what the parcel carries before you commission anybody.
Is there a topographical map?
Yes. The site plan was prepared by Benchmark Survey Associates in 2014 at one inch to forty feet, with contours at one foot intervals and all four corner marks. The site plan above is redrawn from it. I can send the full TOPO along with an example villa concept, which shows what the site can carry.
How is the site to build on?
It falls about twenty feet from the road down to the coastline, roughly one foot in ten, with the high ground at twenty five feet inside the north west boundary and a knoll of around twenty one feet across the middle of the site. That suits a design that steps down toward the water. Your architect and engineer will want the full TOPO, and it is ready to send.
Can a foreign buyer own this outright?
Yes. There are generally no restrictions on foreign ownership in the Turks and Caicos. Title is held by an individual or by a Turks and Caicos limited liability company, and plenty of overseas buyers use the company route. Your attorney will advise which suits your circumstances.
What will it cost to buy, beyond the price?
Buyers pay stamp duty plus legal and registration costs. At this price point on Providenciales the stamp duty rate is 10%, payable within 30 days of the transfer being executed. The closing cost calculator gives you the full figure before you make an offer.
What is nearby?
Taylor Bay and Sapodilla Bay are both close, calm, shallow and walk in. Silly Creek itself stays residential and quiet, away from the island's visitor traffic, with completed luxury homes defining the surrounding character.
